What fees are required at application and move in?
Application fee: $65 Admin fee: $150 Security Deposit: starts at $500 (Depending on the lease application it could go up) Money Order or Cashier's check. There are alternatives available.
What is the minimum credit score requirement?
The minimum credit score for applicants is 600.
What lease terms are available?
Leases are anywhere between 7 - 15 months. Premiums apply to leases shorter than 12 months.
Is renters insurance required?
Yes. Renter's liability insurance with minimum coverage of $100,000 IS REQUIRED. If proof of coverage is not provided, there will be a $25 monthly fee.
Is smoking allowed on this property?
No. Smoking inside the unit is strictly prohibited. You must be a minimum 25 FEET away from building. NO SMOKING ON IN/AROUND STAIRS OR STAIRWELLS AND BREEZEWAYS. NO SMOKING IN/NEAR TOT LOT, POOL OR CLUBHOUSE.
What's the parking policy?
Property provides on site street parking at no additional cost. Assigned parking space available for a $25 monthly fee. COMMERCIAL VEHICLES, BOATS, JET SKIS, RVs AND TRAILERS ARE STRICTLY PROHIBITED. Mechanical work of any kind on any vehicle anywhere on property at any time is strictly prohibited.
What isn't covered by rent?
Monthly rent does not include utilities or additional service fees.
Residents are responsible for:
- Water/sewer $60 (2 Bdrm); $70 (3 Bdrm)
- $15 Valet Trash
- $5 Pest Control
- $15 Credit Reporting
- Electricity, cable, and internet (set up and paid directly by the resident)
Is this property pet friendly?
Yes! Residents are allowed up to two pets per unit. Maximum weight per pet is 35 lbs. No aggressive breeds or exotic animals permitted. A non-refundable $500 pet fee is required with monthly $30 pet rent per pet. All pets must be disclosed on the application and such pets will be considered in the application process. No pets other than those disclosed on the application may be kept at the property. We require EVERYONE to complete a third-party screening and review process through petscreening.com. If you have a pet, you will be required to pay a registration fee of $20 for your first pet and $15 for your second pet. The following dog breeds and all variations thereof are restricted and not approved: Akita, Alaskan Malamute, American Staffordshire Terrier, American Wolf, Chow Chow, Doberman Pinscher, German Shepherd, Great Dane, Husky, Irish Wolfhound, Keeshond, Mastiff, Pit Bull and Presa Canario. Management reserves the right to deny pets based on character, behavior and other traits.
